Whare Ora Repairs

• A registered member of the Tūwharetoa Settlement Trust.
• Within the project area of Taupō/ Tūrangi.
• The legal titled owner/occupier of the whare. 
• Proof of ownership will be obtained from Land Information New Zealand but if differs can be confirmed with a Certificate of Title, Sale and Purchase Agreement, or Mortgage Document.
• Eligible whānau must be in a consented dwelling.
• If the whare is built on whenua Māori, then hold written permission to occupy the whenua. This can be a License to Occupy or an Occupation Order.
• Have received a Whare Ora Assessment Report of the home noting critical, and important actions.
• Be your primary residence and not a holiday home, rental, or batch.
• Must not be in a financial position to fund the repairs themselves.
• Priority will be given to those that have vulnerable person(s) living in the whare: Children, Kaumatua, Health conditions affected by the condition of the whare.

Funding is provided based on Te Puni Kōkiri’s criteria and eligibility and is not always guaranteed and can be limited. All data collected is assessed and priority is given to those with the greatest need.

• Whare that has been previously repaired with the support of Te Puni Kōkiri.
• Whare under the ownership of a Trust or Commercial entity or used to derive a rental income.
• Any actions identified as Good, Acceptable, Adequate, Minimum, Desirable, or Necessary on your Whare Ora Assessment Report.
• Any upgrades to improve accessibility or modifications as these are considered renovations and not repairs. These are also funded by DHB / ACC.
• Repairs to illegal, unconsented, not fit for purpose, condemned dwellings, garages, outhouses, and lean-tos.
• Retrospective works to relocated dwellings without required consents or infrastructure not in place (not already connected to services).
• Uncertified repairs and improvements (code of compliance/ consent implications).
• Repairs that would exceed 50% of the full house replacement cost.
• Construction of new dwellings.
• Any works outside of the dwellings’ boundary lines.
• Preventative measures i.e. Raising house above flood risk level.

During the repair process these four groups will be involved:

1. Te Puni Kōkiri as fund providers
2. Contractors and tradespeople to complete the work(s)
3. the Project Manager, and
4. our He Iwi Kāinga Team

The main contact during the repair process will be the Project Manager who coordinates the tradespeople entering your home and the work being completed.

Critical repairs are Repairs with an immediate risk to health, life, or safety e.g.

• Damaged and/or leaking roofs
• Unsafe electrical wiring or switchboard
• Toxin removal – black mold
• Unsafe access ways, holes in the floor

Important repairs are Repairs that bring the dwelling to compliant performance standards in line with NZ Building Code 2004 e.g.

• Elements around structural stability
• Protection from fire
• Access, Moisture
• Safety of Users
• Energy efficiency

Whare Ora Repairs aims to:

• Improve the basic quality of Māori housing for our Ngāti Tūwharetoa homeowners.
• Reduce the number of whānau Māori living in unsafe or substandard housing situations.
• Build the capability of Ngāti Tūwharetoa homeowners to repair and maintain their homes through Whānau wānanga.
