He Iwi Kāinga (a subsidiary of the Tūwharetoa Settlement Trust) proudly unveiled 14 Affordable Rental homes in Tūrangi, as part of the transformative Te Iwiheke Pātata initiative. This initiative is not just about providing homes; it’s about wrapping our whānau in support, offering services from financial literacy to home maintenance, and empowering them to achieve their housing aspirations.
What are Affordable Rental Homes?
Our Affordable Rental homes are made possible through subsidies provided by He Iwi Kāinga, ensuring weekly rental fees are set at below market rates. Our Affordable Rentals are not designed to be life-long homes instead our goal for these homes is to be able to support as many members as possible, including the generations to come. They are offered for a fixed time period with a maximum term.
What makes our homes different?
He Iwi Kāinga are committed to building your financial capability and supporting you on your journey to greater financial stability, ultimately leading to homeownership. By offering rental rates below market prices, we enable you to redirect your savings towards reducing debt or building your First Home deposit and putting you in a stronger position to achieve your homeownership goals.
What’s involved?
To become a tenant in our Affordable Rentals, you’ll be required to engage in a range of programmes, training, and mentoring designed to prepare our members for future homeownership. Our aim is to guide whānau by:
- creating a safe and enriched community
- offering essential skills and programmes for home maintenance
- providing financial literacy, and mentorship.

2019 Completed research into housing challenges and the needs of Ngāti Tūwharetoa Iwi.
2020 13 Sections purchased by Tūwharetoa Settlement Trust
Nov 2021 Business plan complete for Te Iwiheke development.
April 2022 Government sign agreement with Ka Uruora, $58 Million for 172 affordable rental homes.
August 2022 Ka Uruora contribute to the construction of 13 affordable rental homes. Penny Homes building contract signed.
Sep 2022 Construction of the homes start off-site in Taupō.
Oct 2022 Registrations of Interest opened for occupancy of the affordable homes.
Nov 2022 Tenant selection process was finalised and applicants advised.
March 2023 First 5 homes transported to Te Iwiheke Place in Turangi.
April 2023 Affordable homes blessed and occupied.
Nov 2023 Expected completion of the other 9 homes in the Te Iwiheke Development.
