Affordable Rentals
Tūwharetoa Settlement Trust have a number of properties that we are proud to offer as Affordable Rentals.
Beginning with our Te Iwiheke Pātata, we have delivered 5 new healthy, warm homes tenanted by whānau in Tūrangi. Our aim is to have another 9 homes completed by November 2023. Registrations of interest have closed for the Te Iwiheke homes.
Our Affordable Rentals are designed as a stepping-stone to Homeownership by providing members with homes that are subsidised by He Iwi Kāinga – Tūwharetoa. Weekly rental fees are at below market rates; helping to build member’s financial capability and supporting the member towards greater financial stability.
Our Affordable Rentals are not designed to be life-long homes as we want these homes to be able to support as many members as possible, including the generations to come.
Our rentals require potential tenants to commit to a programme of training and mentoring that prepare our members for future home ownership. Our aim is to guide whānau by:
- creating a safe and enriched community
- incorporate skills and programmes for home maintenance
- provide financial literacy, and mentorship.

We’re currently looking for new pathways to build more affordable homes for our iwi and this is just the beginning.
Timeline
2019 Completed research into housing challenges and the needs of Ngāti Tūwharetoa Iwi.
2020 13 Sections purchased by Tūwharetoa Settlement Trust
Nov 2021 Business plan complete for Te Iwiheke development.
April 2022 Government sign agreement with Ka Uruora, $58 Million for 172 affordable rental homes.
August 2022 Ka Uruora contribute to the construction of 13 affordable rental homes. Penny Homes building contract signed.
Sep 2022 Construction of the homes start off-site in Taupō.
Oct 2022 Registrations of Interest opened for occupancy of the affordable homes.
Nov 2022 Tenant selection process was finalised and applicants advised.
March 2023 First 5 homes transported to Te Iwiheke Place in Turangi.
April 2023 Affordable homes blessed and occupied.
Nov 2023 Expected completion of the other 9 homes in the Te Iwiheke Development.
